The headline is not that Puget Sound home values suddenly collapsed. It is that buyers have more options and more time to compare them. Across the Northwest MLS market, the September median closed price for residential homes and condominiums was $625,000—just 0.9% below September 2025.
What buyers should know
More inventory can mean less pressure to decide immediately and a better opportunity to compare condition, location, and long-term value. In September, Snohomish County reached approximately 3.85 months of inventory, while King County reached about 4.70 months. Those figures suggest greater selection than buyers have experienced in many recent markets.
That does not mean every property will accept a large discount. Homes that are priced appropriately and presented well can still attract serious attention. The advantage is that buyers may have more room to investigate a property carefully and write an offer based on the home's actual strengths and drawbacks.
What sellers should know
With more competing homes available, pricing and presentation matter from the first day on the market. Buyers can more easily compare layouts, condition, updates, and overall value. A seller's strongest strategy is usually to prepare thoughtfully, choose a price supported by current comparable sales, and respond quickly to early feedback.
King County prices remained resilient
King County's overall median closed price held at $850,000 compared with the prior year, while the median price for a single-family home was $949,975. County-wide figures are useful context, but individual neighborhoods and property types can behave very differently. A local comparative market analysis remains the best way to understand a particular home.
